Repairs & Maintenance |
The Association has a range of responsive maintenance contractors to deal with all our residents' maintenance and service needs. Should you have a repair to report which you think may be our responsibility to carry out please contact a member of staff at the office (see contact us page).
Our repairs are usually carried out within an appropriate response time:
Emergency: 24 hours
e.g. Serious electrical faults, escape of gas and fumes or burst water pipes
Urgent: 4 working days
e.g. Blocked sewers or drains, faults with WC or glazing where NHA is responsible
Routine: 20 working days
e.g. Easing refitting doors or window sashes, internal joinery or clearing out rain water goods.
The Association has a decicated Maintenance Officer to specify technically complicated work.
If you would like something inspected or advice on work that you hope to undertake yourself ask a member of staff to make an appointment with our Maintenance Officer.
The Association also arranges works on a regular basis on a service or planned basis. This can include servicing gas heating systems or the external painting of your home.
The Association is responsible for the structure and fabric of building.
If you are unsure whether the Association has a responsibilty for an item of maintenance, please consult the list below that are usually the tenant's responsibility:
EXTERNAL WORKS:
Repairs which are tenant responsibility:
- Care and upkeep of gardens and hedges.
- Cleaning out gully traps.
INTERNAL WORKS:
Tenant responsibility:
- To keep the interior of the dwelling in reasonable decorative order.
ELECTRICAL WORKS:
Tenant responsibility:
- Repairs to electrical appliances, fires and heaters not installed by NHA.
- Doorbells and plugs.
- Fuses except main fuses which are the responsibility of NIE.
REPAIRS TO COOKING AND HEATING APPLIANCES:
Tenant responsibility:
- Frets and baskets to open fires.
- All-night burners.
PLUMBING REPAIRS:
Tenant responsibility:
- Washers on taps.
- Stoppers on baths, sinks and basins.
- Chains for stoppers and WC chains.
- Clearing air locks in pipes.
- Replacement of wash-hand basins, WC bowls and seats (except where cracked through wear and tear or faulty installation).
- Baths and sinks (except where cracked through wear and tear or faulty installation).
DOORS/WINDOWS:
Tenant responsibility:
- Internal door hinges, locks and handles.
- Doors, hinges, handles, catches and drawers on kitchen and bedroom furniture.
- Draught proofing of doors and windows.
- Replacement of broken glass.
- Internal tiles on windowsills.
- Curtain rails.
- Coat/hat hooks.
STRUCTURAL AND OTHER REPAIRS:
Tenant responsibility:
- Sweeping chimneys and any cost for work required because of failure to sweep chimneys.
- Internal plaster cracks.
